Shared housing in Dubai comes in three main forms, and the names get mixed up constantly in ads. Knowing exactly what each one means — and what it should cost — saves you money and bad surprises on moving day.
Bed space: the cheapest option
A bed space is one bed in a room shared with other tenants — usually 4 to 8 people per room, often with bunk beds. You share the room, bathroom, and kitchen.
- Typical price (2026): AED 600 – 950 per month, utilities included.
- Best for: anyone prioritising savings — new arrivals, workers sending money home, people saving for a family visa.
- Watch for: how many people share one bathroom, and whether the AC runs all night.
Partition room: privacy on a budget
A partition is a section of a larger room or hall, divided by a wall or panel, holding one or two beds. You get a door or curtain and your own small space, but sound and light travel — a partition is private, not soundproof.
- Typical price (2026): AED 800 – 1,400 per month depending on area and size.
- Best for: couples, friends sharing, and anyone who wants a private corner without paying full room rent.
- Watch for: whether the partition has its own window or AC vent (inside partitions with no vent get hot), and whether it has a real lockable door.
Private room: full privacy, higher price
A private room is a standard bedroom in a shared apartment or villa — your own four walls and a door, sharing only the kitchen and sometimes a bathroom.
- Typical price (2026): AED 1,500 – 3,500+ per month depending on the area.
- Best for: established workers, couples, and anyone working from home.
- Watch for: whether the price includes DEWA and internet — at this level some landlords bill utilities separately.

Start from your monthly number. If housing must stay under AED 1,000, a bed space is the honest answer — pick a better-managed building rather than stretching for a bad partition. Between AED 1,000 and 1,500, a good partition in Bur Dubai, Deira, or Al Nahda gives you real privacy for the money. Above AED 1,500, compare private rooms — sometimes the jump from an expensive partition to a proper room is only AED 200–300.
