These terms govern your use of BedFlow, a bed-space marketplace and management app for Dubai, operated by Lucca Labs, Dubai, United Arab Emirates ("BedFlow", "we", "us"). By using the BedFlow website or app at bedflow.ae, you agree to these terms.
What BedFlow is
BedFlow provides (1) a marketplace where building owners list bed spaces and rooms and tenants contact them, and (2) tools for owners to manage occupancy, rent, receipts, agents and bookings. BedFlow is a platform — it is not a party to any rental agreement between a tenant and an owner, and it does not own, let, or manage any property itself.
Marketplace listings
- Owners are responsible for the accuracy of their listings — availability, rent, photos and descriptions.
- BedFlow does not verify every listing and does not guarantee that any listing is available, accurate, or lawful.
- Tenants deal directly with owners. Always view a property in person and get a written agreement and a receipt before paying anything.
Contacting owners
Listings connect tenants to owners through WhatsApp. Any conversation, agreement, viewing or payment that follows is strictly between the tenant and the owner. BedFlow is not responsible for those dealings.
No payments through BedFlow
BedFlow does not collect or process rent or deposits. All money is handled directly between tenants, owners and their agents. BedFlow is not responsible for any payment, refund, or dispute over money.
Your responsibilities
- Provide accurate information and keep your login secure.
- Use BedFlow lawfully and comply with all applicable UAE and Dubai laws, including those governing shared accommodation and property rental.
- Owners are responsible for holding any permits or licences their activity requires, and for having consent to enter tenants' personal data.
- Do not misuse the service — no fraudulent listings, spam, scraping, or attempts to disrupt the platform.
Availability
We work to keep BedFlow available and accurate, but we provide it "as is" and cannot guarantee it will be uninterrupted or error-free. We may change, suspend or discontinue features at any time.
Limitation of liability
To the extent permitted by law, BedFlow and Lucca Labs are not liable for any loss arising from your use of the platform, from any listing, or from any dealing between a tenant and an owner. Your use of BedFlow is at your own risk.
Changes to these terms
We may update these terms as the service or the law changes. The "last updated" date above shows the current version; continued use means you accept the current terms.
Governing law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai.
