BedFlow ("BedFlow", "we", "us") is a bed-space marketplace and management app for Dubai, operated by Lucca Labs, Dubai, United Arab Emirates. This policy explains what personal data we collect, why, and what rights you have. It applies to the BedFlow website and app at bedflow.ae.
Who this applies to
- Tenants who browse the marketplace and contact owners.
- Owners and agents who use BedFlow to list beds and manage their properties.
- Enquirers who submit the "List for free" form.
What we collect
From owners and agents: your name, email, phone number, the login details for your account, your property and room details, and the tenant and payment records you enter into the app.
Tenant records entered by owners: to help owners run their properties, owners may enter tenant details — name, phone, and in some cases an ID photo and rent details. Owners are responsible for having the tenant's consent to enter this information.
From enquirers: when you submit the "List for free" form, we collect your name, email, phone number, company name (optional) and property type.
Automatically: basic, anonymous usage data such as which marketplace pages and listings are viewed, to understand traffic. This is not linked to your identity.
We do not collect payment-card details, and we do not process rent payments — money is handled directly between tenants, owners and their agents.
How we use your data
- To run the marketplace and connect tenants with owners.
- To provide the management app: occupancy, rent tracking, receipts, agents and bookings.
- To respond to enquiries and support requests.
- To keep the service secure and improve it.
We do not sell your personal data, and we do not share it with third parties for their own marketing.
Contacting owners on WhatsApp
Marketplace listings connect you to owners through WhatsApp. When you tap the WhatsApp button, WhatsApp (owned by Meta) opens with the owner's number. Your use of WhatsApp is governed by WhatsApp's own privacy policy, not this one.
Where your data is stored
BedFlow runs on Google Firebase (authentication and the Firestore database) and is hosted on Vercel. This means your data may be stored and processed on servers outside the UAE, including in other countries, under those providers' security and privacy safeguards.
Cookies and analytics
BedFlow uses only the storage needed to keep you signed in and to remember basic preferences. We use lightweight, privacy-preserving counts of marketplace activity; we do not use third-party advertising trackers.
Your rights
You may ask us to access, correct or delete the personal data we hold about you, and to explain how it is used. To make a request, contact us using the details below. We aim to respond within a reasonable time. Where UAE data-protection law (Federal Decree-Law No. 45 of 2021 on Personal Data Protection) applies, you have the rights it grants.
Data retention
We keep personal data only for as long as needed to provide the service and to meet legal and record-keeping obligations, after which it is deleted or anonymised.
Security
We use industry-standard measures — including access controls and encrypted connections — to protect your data. No system is perfectly secure, so we cannot guarantee absolute security, but we work to protect your information and to fix issues quickly.
Children
BedFlow is not intended for anyone under 18, and we do not knowingly collect data from children.
Changes to this policy
We may update this policy as the service or the law changes. The "last updated" date above shows the current version.
