What is BedFlow?
BedFlow is a free Dubai marketplace for bed spaces and partition rooms, plus a management app for shared-accommodation landlords. Tenants use it to find a bed and message the owner on WhatsApp; owners use it to list vacant beds for free and to track occupancy, rent, receipts and agents. It is made by Lucca Labs, based in Dubai.
How do I find a bed space in Dubai on BedFlow?
Open the BedFlow Marketplace at bedflow.ae/marketplace, filter by area, price or room type, and open any listing. Every listing shows the rent per bed and real availability, with a WhatsApp button to message the building owner directly — there is no agent in the middle and it is free to browse and contact owners.
Is it free to list my bed space on BedFlow?
Yes. Listing your vacant beds and rooms on the BedFlow Marketplace is completely free. Tenants message you directly on WhatsApp, and the same free account lets you track rent, receipts, agents and bookings. There is no commission and no charge to receive enquiries.
How much does a bed space cost in Dubai?
Bed spaces in Dubai typically range from about AED 500 to AED 1,800 per month, depending on the area, how many people share the room, and whether utilities and Wi-Fi are included. Central areas like Bur Dubai and Deira run higher; areas like Al Nahda, Al Qusais and International City tend to be cheaper. Prices on BedFlow are set by each building owner and shown per bed.
What is the difference between a bed space, a partition and a private room?
A bed space is a single bed in a shared room, usually with a curtain or bunk. A partition is a portioned-off section of a room or living area, giving more privacy than a bed space but less than a room. A private room is a full room for one person or a couple. Bed spaces are the cheapest and private rooms the most expensive; BedFlow lists all three.
Does BedFlow charge tenants any fee or commission?
No. Tenants never pay BedFlow anything. Browsing listings and contacting owners on WhatsApp is free, and BedFlow does not take a commission on any rent. You deal directly with the building owner.
How do I manage bed-space rentals as a landlord?
With BedFlow's management app you see every bed across your properties — occupied, vacant or booked — in real time. You record what each tenant pays and when it is due, issue PDF receipts on collection, track post-dated cheques, add agents with PIN access to collect on your behalf, and keep a permanent record of every tenancy. It replaces running everything on WhatsApp and a notebook.
Can BedFlow help with Dubai's new shared-housing law?
Dubai's Law No. (4) of 2026 regulates shared accommodation and requires owners and licensed operators to keep proper records and permits. BedFlow automatically keeps organised records of occupancy, rent and receipts per bed, which is exactly the documentation the formalisation of shared housing calls for. It does not issue permits — those come from Dubai Municipality — but it keeps the records you need to hand.

BedFlow covers bed spaces and shared accommodation across Dubai, including Bur Dubai, Karama, Deira, Al Nahda, Al Qusais, Hor Al Anz, Al Barsha, International City and more. Every listing is Dubai-based; BedFlow does not operate in other emirates.
Is BedFlow an app or a website?
Both. BedFlow works in any web browser at bedflow.ae and installs as an app on your phone. Tenants can browse the marketplace and owners can manage their beds from either.
How do I contact a building owner on BedFlow?
Every marketplace listing has a WhatsApp button. Tap it and it opens a WhatsApp chat straight to that building's owner, so you can ask about availability, price and viewing without going through an agent.
