Dubai has university campuses spread across three or four zones and almost no purpose-built student housing outside them. That gap is why a large share of students end up in the same bed space and shared-room market as everyone else — usually paying more than they need to, because they look in August with everyone else.
Here is where students actually live, what it costs in 2026, and the timing that saves you the most money.
The timing point first, because it is the expensive one
Academic-year demand spikes in August and September. Rents in the student-heavy areas move with it, the good rooms go first, and you end up choosing from what is left.
If you can look in June or early July, you are choosing from full supply at normal prices. If you cannot, arrive with a two-week plan rather than a same-day one — a temporary bed while you view properly costs less than a year in the wrong building.
Where students live, by campus
Academic City and Dubai International Academic City. The obvious base is Dubai Silicon Oasis, which is next door — beds from AED 600, rooms from AED 1,700. There is no metro, but if your campus is in Academic City you do not need one, and that is exactly why this is the best-value option for those students. International City is the cheaper fallback at AED 500, with a longer bus ride.
Knowledge Park, Media City and Internet City. Al Barsha is the standard choice — beds from AED 800, and the most expensive area in this guide, but you get a Red Line position and buildings that run fewer people per room. Discovery Gardens at AED 700 is the value alternative if you do not mind the commute in.
Anything on the Green Line. Al Qusais at AED 650 and Muhaisnah at AED 550 are the cheapest metro-served options in the city. Etisalat is the end of the line, so you get a seat on the way in — which matters more than it sounds when you have a 9am lecture.
Central campuses and anything creek-side. Bur Dubai and Deira from AED 600, on both metro lines, with the deepest supply in the city.
What a student budget actually looks like
A bed space is AED 500–900 in the areas above. On top of that, budget for:
- A deposit, usually one month, occasionally AED 500–1,000 as a flat figure
- Transport — a monthly Nol pass, or considerably more if you land somewhere with no metro
- Food — the single biggest variable, and the reason Al Karama is popular despite costing AED 100 more in rent
A private room doubles the rent but is worth pricing if you are sharing with a friend and splitting it — two students in a room at AED 1,800 in Hor Al Anz is AED 900 each, which buys a door for roughly the price of a good bed space.
What to check that is specific to students
Ask about the study situation. A 6–8 person room with a rotating shift-worker population is not somewhere you can revise. Ask how many share the room, and whether people work nights. A 3–4 person room at AED 150 more is a different academic year.
Ask about Wi-Fi honestly. "Wi-Fi included" in a building running 40 people means something different from what you are imagining. Ask how many are on the connection.
Confirm the notice period before you commit to a semester. Most bed spaces are month to month — that flexibility is genuinely valuable if your timetable or campus changes. Get it in writing on WhatsApp.
Check whether you can stay through the summer, or whether you will need to move out and back. Some buildings will hold a bed over a break, most will not.
On documents and contracts
