Gents bed space is the largest and most competitive part of the Dubai shared-housing market, which means the widest price range and the widest quality range. The number that matters most is not the rent — it is how many people sleep in the room and share the bathroom.
What to ask before you pay
- Count the beds yourself during the viewing. Ads describe a 4-sharing room and show a photo of a 4-sharing room; the building may be running 8.
- A bed in a 3–4 person room costs AED 100–200 more than a bunk in a 6–8 person room in the same building. That is usually the best AED 150 you will spend.
- Ask the bathroom ratio. Six to eight tenants per bathroom is normal for this market; more than that is a red flag.
- Check the AC at night. Daytime tests tell you nothing about a building running at full occupancy in July.
- Confirm the notice period on WhatsApp so it is in writing before you pay anything.
