Dubai Investments Park — DIP to everyone who lives there — is one of the few genuinely affordable parts of Dubai that got its own metro station. Dubai Investment Park station opened on the Route 2020 branch in 2021 and turned a car-only district into somewhere you can live without one. It is a big, mixed area: Green Community's low-rise blocks and villas on one side, warehouses, company accommodation and large residential complexes on the other, and rents that sit near the bottom of the city's range.

- Anyone who wants a metro station and one of the lowest rents in Dubai in the same postcode
- Expo City, Al Maktoum airport and Dubai South staff — this is the closest established shared-housing area to all three
What to check before you pay in DIP
- DIP 1 and DIP 2 are large and spread out — check which side of the area the building sits on and how far it really is from the station
- A lot of DIP housing is company accommodation, so ask whether the building takes individual tenants before you make the trip
- Green Community and the newer residential complexes sit at the top of the range, and for a quieter block the difference is usually worth it
- If you work late, check the last train from Dubai Investment Park before you rely on the metro — a taxi back from here is not a cheap fallback
