The green metro line's eastern stretch — Al Qusais, Al Nahda, Hor Al Anz, Abu Hail — is one of the smartest places to rent a bed space in Dubai. Rents are lower than central Deira, buildings are newer on average, and if you work in Sharjah but want to live in Dubai, this belt sits right on the border.

- Al Qusais — AED 650 to 950 per bed, per month. Closest to the industrial areas; very popular with workshop and factory staff. Al Qusais and Dubai Airport Free Zone metro stations serve the area.
- Al Nahda (Dubai side) — AED 700 to 1,000. Newer towers, family-heavy area, and a short walk to Sharjah's Al Nahda side where many people work. Stadium and Al Nahda metro stations.
- Hor Al Anz — AED 600 to 900. Older buildings, closer to Deira, some of the best value on this side. Abu Hail and Al Qiyadah stations.
- Abu Hail — AED 600 to 850. Quieter, mostly residential, one stop from the Deira hubs.
As everywhere in Dubai, a bed in a smaller room (3–4 people) costs AED 100–200 more than a bunk in a 6–8 person room in the same building.
Who this belt suits best
- Sharjah workers living in Dubai: Al Nahda is the classic choice — you can walk or take a short bus ride across the border and skip the worst of the Ittihad Road traffic. Many people do exactly this to keep a Dubai address with Sharjah-side jobs.
- Airport and free zone staff: Al Qusais and Abu Hail are a few minutes from Terminal 1/2 side and DAFZA.
- Anyone on the green line: the line takes you straight into Union, Baniyas, and the Deira souks without a single change.
What should be included
At these prices, expect DEWA (electricity + water), 24/7 air conditioning, Wi-Fi, and a wardrobe or locker included in the monthly rent. Kitchens and bathrooms are shared — ask how many tenants share each bathroom before you commit. In this area 6–8 per bathroom is normal.
Things to check in this area specifically
- Commute test at rush hour. If your job is in Sharjah, do the border crossing once at 8am before you decide — a bed that saves AED 100 but adds 45 minutes each way isn't saving anything.
- Ask which metro station is genuinely walkable. Some "Al Nahda" ads are 20+ minutes from the station on foot.
- Get a monthly rent receipt. Well-run buildings issue a proper receipt every month — that's your proof of payment. It's also the easiest way to spot a professional operator.
