Bur Dubai and Deira are the two classic bed-space districts of Dubai — the oldest, best-connected, and most affordable parts of the city. If your work is anywhere around the creek, the souks, Burjuman, or the old business districts, this is where your money goes furthest.
Bur Dubai side
Around Burjuman and Bank Street — the sweet spot for anyone working in the Burjuman offices, shops, or clinics. Buildings within walking distance of Burjuman metro (red and green lines cross here) typically rent beds at AED 650 – 900 per month. Block C area buildings near the metro are especially popular and fill fast.
Meena Bazaar and Al Fahidi — the heart of the textile and trading district. Beds run AED 600 – 850, and you can walk to work if your job is in the bazaar itself.
Al Karama — technically its own district but functionally part of the same belt. Slightly newer buildings, beds at AED 700 – 950, with ADCB and Karama metro stations on the red line.
Deira side
Al Ras and the Gold Souk area — the cheapest established bed spaces in Dubai, AED 600 – 800 per month. Buildings near Al Ras metro (green line) put you minutes from the gold, spice, and perfume souks. Rooms here are often larger and older — check the AC and bathroom condition in person.
Union and Baniyas Square — the central hub where both metro lines meet. Beds at AED 650 – 900. Best transport connectivity in the whole city — any job on either metro line is a single ride away.
Al Qiyadah and Abu Hail — a stop or two further out on the green line, quieter, with beds at AED 600 – 850. Good value if your work is toward Hor Al Anz or Al Nahda.
What the price should include
At these prices, DEWA, air conditioning, and Wi-Fi should always be included, along with a wardrobe or locker per tenant. Kitchens and bathrooms are shared — ask how many tenants per bathroom (6–8 is normal for this market).
Viewing checklist for old-Dubai buildings
- Visit at night if you can — you'll see the real occupancy, the AC performance, and the noise level.
- Check the bathroom-to-tenant ratio yourself, don't take the ad's word.
- Ask for the monthly rent receipt — well-run buildings issue a proper receipt every month; that's your proof of payment and your protection.
- Confirm the notice period — most bed spaces are month-to-month, but confirm it on WhatsApp so it's in writing.
