If you don't have a car in Dubai — and most bed-space tenants don't — the metro IS your commute. Renting within walking distance of a station changes your daily life more than any other single decision. Here's where the affordable beds are, station by station.
Green line — the bed-space line
The green line runs through old Dubai, where most of the city's bed spaces are.
- Al Ras — the cheapest established beds in the city, AED 600 – 800. Gold Souk and spice souk on your doorstep.
- Union / Baniyas Square — the interchange with the red line; best-connected address in Dubai. AED 650 – 900.
- Salah Al Din & Al Rigga edge — busy Deira core, AED 650 – 900.
- Abu Hail / Al Qiyadah — quieter, better value, AED 600 – 850.
- Stadium / Al Nahda / Al Qusais — the Sharjah-border belt, AED 650 – 1,000. Ideal if you work in Sharjah. See our Al Nahda & Al Qusais guide.
- BurJuman (green side) — crossing into Bur Dubai, AED 650 – 900.
- Oud Metha / Al Fahidi — walkable to Meena Bazaar and the old business district, AED 600 – 900.
Red line — pick your stop by your job
- BurJuman & ADCB (Karama) — the classic red-line bed-space stops. Karama beds run AED 700 – 950 and the area is famously convenient.
- Al Jafiliya / World Trade Centre — Satwa is a 10–15 minute walk; beds AED 700 – 1,000, and Sheikh Zayed Road offices are minutes away.
- Al Rigga / Union (Deira side) — AED 650 – 900 with the whole red line at your feet.
- Further down the line (Mall of the Emirates, Marina, JLT) — bed spaces exist but run AED 900 – 1,400+. Only worth it if your job is right there; otherwise live cheap on the old-Dubai stretch and ride the train.
The walking-distance rule
Ads say "near metro" very loosely. Before paying, open the map and check the real walking time — 10 minutes or less is genuinely near; 25 minutes in July heat is not. When you visit the building, walk the route from the station yourself: that's your daily reality.
How to work the numbers
A monthly metro pass for two zones costs about AED 230 (standard). If living one stop further saves you AED 150 on rent but keeps you in the same zone, that's real saving.
