Free Listings That Feed Your CRM — BedFlow and Raabta, for Dubai Agencies

6 September 2026 · BedFlow Team

If you run a Dubai agency, you already know the two problems, because they are the same two problems every agency has.

One: portals cost money, and the money goes up every year.

Two: enquiries arrive in six different places — Bayut, Property Finder, dubizzle, Instagram, WhatsApp, your own website — and half of them are answered late or not at all.

This post is about how BedFlow and Raabta fit together to deal with both.

The short version

BedFlow is where you list. Raabta is where you work.

Listing on BedFlow is free — rentals and properties for sale, apartments, town houses, villas, studios, bed spaces, partitions and commercial units. Raabta is the CRM built for Dubai property, and your BedFlow enquiries land in it alongside everything else.

Free reach on one side. One inbox on the other.

What you can list on BedFlow

Everything, on both sides of the market:

Rent can be quoted per month or per year, the way Dubai actually advertises a long let. A sale carries an asking price. Buyers and tenants search separate sides of the marketplace, so a flat you are selling never shows up to someone hunting for a place to live.

Every listing carries your WhatsApp. The tenant or buyer messages you directly — there is no lead form standing in the middle.

Each listing also has its own link you can share. Send a specific villa straight to a client on WhatsApp and it opens on that property, not on the homepage.

What Raabta does with the enquiry

Raabta describes itself as "the CRM built for the way Dubai sells property," and the features are the ones a Dubai agency actually needs rather than a generic sales CRM:

It works natively in AED, knows 40+ Dubai communities, handles sales and rentals differently, and supports multilingual teams.

Why this pairing makes sense right now

Look at what the market did in the first half of 2026.

Dubai recorded close to 80,000 residential sales worth around AED 221 billion, and more than 125,000 transactions in total — about 26% up on the year. The buying side is extremely busy.

Meanwhile rent growth slowed to roughly 1.5%, and rents actually fell in the last measured quarter.

For an agency that means two things at once. There is more sales business available than there has been in years, so response time decides who wins it. And on the rental side, the easy money is gone, so cost per lead matters more than it did.

A free listing channel plus a CRM that answers fast is a direct answer to both.

The honest limits

We would rather tell you this up front than have you find out.

BedFlow is not a replacement for Bayut or Property Finder. It is a free additional channel, strongest in shared and long-term residential, and now open to sales and commercial as well. Use it alongside the portals, not instead of them on day one.

BedFlow also does not promise a market without brokers. Dubai property runs through agents, and BedFlow is built for agencies to use — not around them.

How to start

If you want the two connected for your agency, email hello@bedflow.ae and tell us how many agents and roughly how many listings you run. We will come back with what the setup looks like.
