A private room in a shared apartment is the entry point to family accommodation in Dubai, and it is a genuinely different product from a bed space or a partition — one lockable room, your own door, shared kitchen and bathroom. Rent runs roughly double a partition in the same building.
What to ask before you pay
- Ask whether the room has an attached bathroom. Master rooms cost AED 400–800 more and for a family that is usually the deciding factor.
- Ask who else lives in the apartment and how many. A family room in a flat running twelve bachelors is a different life from one shared with two other families.
- Ask about Ejari and the tenancy contract. If you need a contract for school admission or a visa, establish that before you pay.
- Clarify DEWA and Wi-Fi. In room rentals these are sometimes split rather than included — get the number, not a shrug.
- Check the school and clinic run from the building at the time you would actually do it.

Al Nahda, Al Qusais, Karama and Discovery Gardens have the strongest family-room supply; International City and Muhaisnah the cheapest.
