Deira is the oldest shared-living district in Dubai and still the densest. The blocks around the gold and spice souks, Baniyas Square and Al Rigga have been renting beds for decades, which means supply is deep, prices are the lowest of any established area, and buildings are old enough that you have to inspect before you pay.

Deira is served by Union, Al Ras, Baniyas Square, Al Rigga and Salah Al Din stations on the Green Line, with the Red Line crossing at Union.

What to check before you pay a deposit in Deira
- Building age is the real variable here — check the AC at night, not at 11am
- Al Ras and the souk blocks are the cheapest in Dubai, but bathroom-to-tenant ratios go past 8:1 in the worst of them
- Parking is effectively impossible around Baniyas Square; budget for metro, not a car
- Ask who holds the tenancy contract — the owner, a licensed operator, or a tenant subletting. That answer decides how stable your arrangement is
